What we do
Two flagship coating systems for Southeast commercial roofs
A commercial roof coating is a fluid-applied membrane that is rolled or sprayed over an existing roof to seal it, waterproof it and extend its service life — typically at 30–50% of the cost of a full tear-off and replacement.
Florida Coating Pros specializes in two of them: 100% silicone systems for ponding water and broad substrate compatibility, and rubber (EPDM) restoration systems for aging synthetic-rubber membranes with failing seams. If your roof deck is sound, you almost certainly do not need to replace it.
Most of the roofs we restore are on older commercial buildings — 15, 20, even 30 years old, past their original warranty, and holding a replacement quote nobody wants to fund. An aging roof is not automatically a roof that needs replacing.
Roof types we coat
- EPDM rubber
- TPO
- Modified bitumen (ModBit)
- Built-up roof (BUR)
- Standing seam metal
- Corrugated metal
- Flat & low-slope
- Roof-over systems
Silicone Roof Coating
100% silicone GacoFlex systems form a seamless membrane that withstands permanent ponding water, resists UV breakdown and adheres to most substrates without a primer.

Our process
Consult. Seal. Warranty.
Three steps, no surprises. Most commercial roofs are inspected, proposed and coated without a single day of tenant downtime.
- 1
Consult
A free on-site inspection of the roof surface, seams, penetrations and interior ceiling conditions — followed by a written proposal with a defined scope, product data sheets and a price.
- 2
Seal
Our technicians pressure-clean the substrate, repair failing seams and flashings, then apply the manufacturer-specified coating system at the required mil thickness.
- 3
Warranty
Qualifying roofs receive a 10, 15 or 20-year leak-free warranty covering both labor and materials, with an optional recoat program to extend it further.

Proven ROI
Restoration costs less than replacement — three times over
Coating a commercial roof instead of replacing it typically saves 50–70% of the project cost, because there is no tear-off, no disposal, and no structural work.
No tear-off, no landfill bill
The existing roof stays in place. You avoid demolition labor, dumpsters, disposal fees and the exposure risk of an open deck during Florida storm season.
Lower cooling load
A reflective white coating drops rooftop surface temperature substantially, reducing HVAC run time and slowing the thermal aging of the membrane underneath.
A renewable service life
At the end of the warranty term the roof can be recoated rather than replaced — turning a capital expense into a maintainable asset.

Why GacoFlex
The product spec behind every roof we coat
GacoFlex S4200 is a single-component, 100% silicone elastomeric coating — and the performance characteristics are why we standardized on it for Florida roofs.
We are a certified Gaco reseller and a manufacturer-trained GacoFlex applicator, so the material on your roof comes through an authorized channel and is installed to the spec its warranty requires.
- Improved adhesion — no primer required on most substrates
- High solids: nearly 100% of what is applied stays on the roof
- Withstands permanent ponding water without re-emulsifying
- Will not degrade, chalk or crack under constant UV exposure
- Seamless membrane — no laps or fasteners to fail
- Outstanding peak hide for a uniform, reflective finish
- UL and FM approved with industry-leading fire performance
- Recoatable — service life extends without another tear-off

Case study
A 26-year-old church roof, restored instead of replaced
The administrative wing of a Florida church had advanced granule loss and an active leak history. A full tear-off was cost-prohibitive for the congregation. A GacoFlex S4200 silicone system sealed the roof in a fraction of the time, at a fraction of the cost, and services never stopped.

Common questions
Commercial roof coating, answered
The questions building owners and facility managers ask us most often before an inspection.
Commercial roof coating in the Jacksonville market generally runs a fraction of replacement cost — most projects land at roughly 30 to 50% of what a comparable tear-off and re-roof would cost. The specific price depends on four factors: total square footage, the substrate (metal, EPDM, TPO, modified bitumen or built-up), how much seam, flashing and penetration repair the roof needs before coating, and the warranty term and mil thickness specified. We put an exact number in writing after a free on-site inspection.
A silicone roof coating is a fluid-applied, 100% silicone membrane sprayed or rolled over an existing commercial roof to create a seamless waterproof surface. A properly installed silicone system lasts 15 to 20 years before it needs recoating, and it can be recoated indefinitely rather than torn off — which is why we warranty qualifying roofs for 10, 15 or 20 years against leaks.
An EPDM rubber roof coating restores an aging synthetic-rubber membrane by sealing its seams and flashings and adding a reflective, waterproof top layer over the existing roof. The difference from a standard silicone job is the preparation: EPDM demands seam-first reinforcement and a compatible primer, because the failure points on rubber roofs are almost always the seams, shrinkage at the perimeter, and UV/ozone-hardened surfaces rather than the field of the membrane.
No. In the large majority of commercial projects the existing roof stays in place and the coating is applied directly over it after cleaning and repairs. A tear-off is only necessary when the roof deck itself is structurally compromised or the insulation below the membrane is saturated — both of which we check during the free inspection before proposing a coating.
For a commercial roof with a sound deck, coating is usually the better value: it costs far less, installs in days instead of weeks, generates no landfill waste and keeps the building fully operational. Replacement is the right call when the deck is failing, insulation is saturated across large areas, or the existing membrane has deteriorated past the point where a coating can bond to it.
