Owners were ready to tear off a badly patched mod-bit roof. A full GacoFlex S20 silicone system sealed it instead — epoxy primer, sealed pitch pans and drains, and a walkway system around the AC units.

The problem

A Miami modified-bitumen roof leaking through years of improper patch repairs was restored with the GacoFlex S20 Silicone Roof Coating System instead of being torn off and replaced.

The property owners were experiencing leaks in places where contractors had improperly patched the mod-bit roof, and were ready to have the roof torn off and completely redone. On inspection it proved a strong candidate for a silicone restoration system — one that can be applied over virtually any existing roof to create a durable, glossy, seamless membrane sealing against permanent ponding water, ultraviolet light, rain and extreme heat.

The installation

The faulty patchwork was repaired first, then the roof was washed with GacoWash Concentrated Cleaner. Once dry, GacoFlex E5320 2-Part Epoxy Primer/Filler was applied and allowed to dry.

Pitch pans and roof drains were sealed with GacoFlex SF2000 SeamSeal Solvent-Free Silicone Sealant and given ample cure time. GacoFlex S20 Solvent-Free 100% Silicone Roof Coating was then applied across the field.

Finally, the GacoFlex SF2036 WalkPad Silicone Walkway System was installed around all air conditioning units, so routine HVAC servicing does not damage the new membrane.

    Get a professional evaluation

    Have the roof's current condition properly assessed — surface, seams, penetrations, drainage and the insulation below. Some manufacturers, Gaco included, will send a technical team for a free roof evaluation report. A coating over wet insulation traps the problem instead of solving it.

    Confirm the products are UL or FM approved

    Ask for the product data sheet, not a brochure. GacoFlex S4200 carries industry-leading fire performance in approvals, and those approvals are what an insurer and a plans examiner will want to see.

    Use a manufacturer-licensed contractor

    Coating warranties are only valid when the system is installed by a trained applicator licensed through the manufacturer's network, to the specified thickness. Verify the license before you sign anything.
