Commercial flat roof completed with a GacoFlex S20 silicone coating system around rooftop equipment

GacoFlex system case history

Vacation Village, Florida

A small silicone repair impressed the owner enough to commit the entire 23,600 sq ft roof to a full GacoFlex S20 system — the trial run sold the project.

A repair that became a re-roof

After GacoFlex S2000 silicone was used for minor leak repairs at Vacation Village, the owner agreed to coat the entire 23,600 square foot roof with the GacoFlex S20 System.

RHI Construction used GacoFlex S2000 Solvent-Free 100% Silicone Roof Coating for minor leak repairs. The results were convincing enough that the owner agreed to coat the entire 23,600 square foot roof with the GacoFlex S20 System.

This is a pattern worth noting for any owner weighing a large coating project: a silicone system can be trialled on a problem area first. The repair is not wasted work — it becomes part of the finished roof when the full system goes on.

Do this yourself

3 steps to evaluate a roof coating

Whether or not you hire us, this is the process that protects you on a coating project.

  1. 1

    Get a professional evaluation

Have the roof's current condition properly assessed — surface, seams, penetrations, drainage and the insulation below. Some manufacturers, Gaco included, will send a technical team for a free roof evaluation report. A coating over wet insulation traps the problem instead of solving it.

  2. 2

Confirm the products are UL or FM approved

Ask for the product data sheet, not a brochure. GacoFlex S4200 carries industry-leading fire performance in approvals, and those approvals are what an insurer and a plans examiner will want to see.

  3. 3

    Use a manufacturer-licensed contractor

Coating warranties are only valid when the system is installed by a trained applicator licensed through the manufacturer's network, to the specified thickness. Verify the license before you sign anything.
