For out-of-warranty buildings
Your warranty expired. Your roof probably did not
A warranty term is a manufacturer's commercial decision, not a prediction about your building. A restoration coating puts a fresh 10, 15 or 20-year leak-free warranty on the roof you already have.
- New 10/15/20-year warranty
- No tear-off
- Recoatable at term end

What an expired warranty actually means
An expired roof warranty means every future failure is yours to fund. It does not mean the roof has reached the end of its life — and on most commercial buildings the membrane is still sound enough to serve as the substrate for a restoration system carrying its own new warranty.
A warranty term is a commercial decision by a manufacturer about acceptable risk across thousands of roofs. It is not an assessment of yours. Plenty of roofs sold with a 20-year warranty are in restorable condition at 22 years; plenty are finished at 16. Drainage, detailing, foot traffic and how much rooftop equipment has been bolted on since matter far more than the number on the certificate.
What genuinely changes at expiry is the economics of waiting. Up to that point, a failure was somebody else's problem. After it, every pitch pan, every open lap and every wet board is a line item in your budget — and the roof is entering the part of its life when those arrive fastest.
It is also worth reading the original document before assuming it ever protected you as much as you thought. Most commercial roof warranties excluded ponding water, added rooftop equipment and unapproved repairs from day one. Owners are frequently surprised to find the failures they are now seeing were never covered.
Why the window closes
While the membrane is intact and the insulation dry, you are buying a coating. Once water reaches the insulation, you are buying insulation, disposal and a new roof.

Your options
Three paths from here
In rising order of cost. For most buildings whose warranty has just run out, the middle one is the cheapest route back to being covered.
Run it reactively
Lowest now, highest over five years
Repair failures as they happen and budget for call-outs. Defensible if the roof is genuinely near the end and a replacement is already funded for a specific year. Expensive if it becomes the default by inertia, because reactive repair spend on an out-of-warranty roof compounds and buys no warranty at the end of it.
Nothing is warrantied
Restore with a coating
30–50% of replacement
Prepare the existing roof — cut out wet areas, rebuild the details, reinforce the seams — then apply a 100% silicone membrane at the specified mil thickness. The roof is re-warrantied leak-free for 10, 15 or 20 years, and at the end of that term it can be cleaned and recoated rather than torn off.
New leak-free labor and material warranty
Replace the roof
The benchmark figure
Tear off, dispose, re-insulate, re-roof. The right answer when the insulation is saturated, the deck is failing, or the building is badly under-insulated — because those are the things a coating cannot address. It also resets the assembly, which restoration does not.
Typically 20–30 year system warranty
Qualifying
What a roof needs to be re-warrantied
A new warranty is not sold on age. It is underwritten on condition, which is what the inspection establishes before any system is specified.
- The structural deck is sound
- A moisture survey shows dry insulation
- The membrane will still hold a coating
- Wet areas can be cut out and rebuilt
- Details can be reinforced and sealed
- Drainage is adequate or can be corrected
- The system is applied at specified thickness
- The work is done by a certified applicator
Worth knowing
If your warranty has not expired yet
Check before anyone specifies anything. Most single-ply manufacturers treat an unapproved coating as a modification to the assembly and will treat the remaining warranty as void. That is a real cost and it belongs in the decision.
If there is meaningful time left on yours, we will tell you what it covers and what a coating would forfeit, so you can weigh the remainder of the old warranty against a new one. In most cases the new system's warranty is worth more, because it is leak-free labor and material rather than material-only — but that is your call to make with the numbers in front of you, not ours to make for you.
There is also a timing argument for acting before expiry rather than after: preparation costs are at their lowest while the membrane is still in good condition, and restoring early resets the service life from a stronger starting point.
Common questions
Expired warranties, answered
What owners and facility managers ask when the certificate has run out and the first real leak has arrived.
Three, in rising order of cost: run the roof reactively and repair failures as they happen, restore it with a coating system that carries its own new 10, 15 or 20-year leak-free warranty, or replace it. For most buildings whose warranty has just run out, restoration is the cheapest path to being covered again, because the membrane is usually still sound enough to serve as a substrate — which is exactly the condition that makes a coating work and that disappears if the roof is left another five years.
No. A warranty term is a commercial decision by a manufacturer, not a prediction about your specific roof. Plenty of 20-year roofs are in restorable condition at 22 years and plenty are finished at 16, depending on drainage, detailing, foot traffic and how much rooftop equipment has been added. What the expiry does mean is that from now on every failure is yours to fund, which changes the economics of waiting.
Yes — that is what a restoration coating does. A GacoFlex silicone system applied over a prepared existing roof carries its own 10, 15 or 20-year leak-free labor and material warranty, independent of whatever the original membrane's warranty said. The roof has to qualify: sound deck, dry insulation, and a membrane still capable of holding a coating. That is what the inspection establishes before any system is specified.
Because the restoration window closes. While the membrane is intact and the insulation dry, you are buying a coating. Once water reaches the insulation, you are buying insulation replacement, disposal and a new roof — several times the cost, and a capital project rather than a maintenance one. The gap between those two numbers is usually one or two storm seasons of leaving an out-of-warranty roof alone.
Generally not with the cost. Once the term has run, a manufacturer has no obligation on material or labor, and most warranties also excluded ponding water, added rooftop equipment and unapproved repairs long before they expired. It is worth reading the original document to see what it ever actually covered — owners are frequently surprised that the failures they are now seeing were excluded from day one.
It can, so check before specifying anything. Most single-ply manufacturers treat an unapproved coating as a modification to the assembly and will treat the warranty as void. If there is meaningful time left on yours, we will tell you what it covers and what a coating would forfeit, so you can weigh the two. In most cases the new system's own warranty is worth more than the remainder of the old one, but that is your decision to make with the numbers in front of you.

Find out whether your roof can be re-warrantied
A free inspection establishes whether the insulation is dry, whether the membrane will hold a coating, and which warranty term the roof qualifies for — in writing. If it genuinely needs replacing, the report says that too.
